Khaberni - Data for the "Bayut” real estate platform, specifically for “Emirates Today,” about the movement of real estate rentals for different categories of villas in Dubai during 2024 and 2025, shows significant movements and record rental prices in villas within 24 key areas in the emirate.
The data revealed that "Palm Jumeirah" topped the 24 areas monitored, in terms of the average rental price of villas categorized as “three-bedroom” at 653 thousand dirhams annually, and four-bedroom villas at 1.213 million dirhams annually, and five-bedroom villas at 1.595 million dirhams annually.
According to the data prepared by “the platform,” the average annual rental cost for a three-bedroom villa in the monitored areas during 2025 reached 247.125 thousand dirhams compared with 230.125 thousand dirhams, marking a growth of 7.38%, while the average annual rental cost for a four-bedroom villa 331.583 thousand dirhams compared with 308.291 thousand dirhams during 2024, with an increase of 7.55%.
Furthermore, the average annual rental cost for a five-bedroom villa in 2025 increased by 4.79%, recording about 471.823 thousand dirhams compared with 450.235 thousand dirhams during 2024, thus marking an average growth in the annual rental cost for villas in Dubai during 2025 across the 24 areas, covering all categories, about 6.5% compared to 2024.
